READ THE NUMBERS

What does rent per square metre tell you?

A price per square metre helps you compare homes of different sizes. For your budget, though, it's the whole monthly bill that matters.

One useful number, part of the picture

Divide the rent by the floor area to get the price per square metre. It lets you compare the same amount of space in two homes. Statistics Austria publishes both rent per home and rent per square metre because each answers a different question.

Check whether both figures use base or total rent. Heating, electricity, home type, the age of the agreement and any special pricing still matter after you divide by size.

A cheaper square metre can mean a bigger bill

Some costs don't grow with every extra square metre. A small apartment can cost more per square metre but less per month. A large one can look like better value for space and still stretch your budget further.

DimeTrace also compares homes in similar size ranges when at least five different people have contributed to each comparison. Read the price per square metre alongside the monthly middle figure and range, and think about how much space you need.

Use both views

Check the monthly total first, then use the square-metre price to compare value for space.

  • Check the same rent basis and included costs.
  • Prefer homes in a similar size range.
  • Read the monthly amount and amount per square metre together.
  • Do not assume a city figure describes a specific district.
